Assessing

The Township Assessor is responsible for listing and keeping the records for all real and personal property in the Township of Wales. Each year the Assessor is required by state law to individually place an assessment equal to fifty percent of the true cash value on all property in the jurisdiction. An assessment roll is created from these assessments and is one of the factors in determining a property tax bill.

“Change of Assessment Notices” are mailed to taxpayers in February of each year, and include the new State Equalized Value (SEV), Taxable Value and the dates of the March Board of Review meetings. After receiving this notice, a taxpayer may request an informal review with the Assessor prior to a more formal review by the Board of Review. Contact the Township Hall to set an appointment 810-325-1517 EXT 15.

With the exception of a few records (such as personal property statements and real property confidential forms) all records in the Assessor’s office are available for review by the public during open business hours.

Monday 8am- 4pm, Tuesdays 8am- 4pm and Thursdays 8am- 4pm

Assessor’s Office Hours – 12:00 pm to 2:00 pm Monday and 9:00 am to 2:00 pm, Tuesday but can be reached by email 24 hours a day, 7 days a week at assessor@walestownship.org You will receive an email back within roughly 48 hours.

2024 March Board of Review Meeting Schedule

The Wales Township Board of Review for March 2024 will be held in person, at 1372 Wales Center Rd, Goodells, MI 48027.

The Wales Township March Board of Review will meet on the following dates as required by MCL 211.30 : 

Tuesday, March 5th, 2024 – Organizational Meeting – 10:00 am
Monday, March 11th, 2024 – Appeal Hearing – 3pm-9pm
Wednesday,  March 13th, 2024 – Appeal Hearing – 9am-3pm

The Board of Review will meet as many more days as deemed necessary to hear questions, protests, and to equalize the 2024 assessments. By board resolution, taxpayers are able to protest by letter, (including email), sent to assessor@walestownship.org, provided protest is received prior to March 13th, 2024 at 3pm.

 The tentative ratios and the estimated multipliers for each class of real property and personal property for 2024 are as follows:
